Experience

  • 4 Yr. Degree leading to BS in Education
  • 25 Years Military Experience
  • Licensed Broker for Sate of Georgia
  • 18 Years of Property Management Experience
  • 5 Years as a Home building General Contractor
  • Maintain Professional License required by state of Georgia
  • Take annual continuing education courses

Specific Duties

  • Originate and maintain all legal required documents
  • For owners, draw up an Exclusive Management Agreement
  • For Tenants, draw up a lease that is approved by the Georgia Assn of Realtors
  • Submit a Property information Form to owners
  • Maintain two Escrow Accounts with The Savannah Bank

Maintain Advertising Sites

  • Automated Housing Referral (Military Web Site)
  • Advertise with other local Realtors-ReMax Accent
  • Place sign in Yard
  • If required, advertise in local news papers (Owners Expense)

Qualifying Tenants

  • Initiate a credit check w/ Merchants Credit Bureau
  • Minimum score of 600 required.
  • Check personal references
  • Lease related items
  • Lease form is approved by the Georgia Association of Realtors
  • Lease contains specifics regarding late payments, Smoking, Cleaning, and Change of AC filters
  • MPM will perform a walkthrough with tenant at beginning and end of Lease
  • Rent is due on the 1st and late at 5:00 PM on the 5th
  • Late fee is $75.00 from the 5th at 5:00 the to the 10th & then an additional $20.00 P/Day
  • Owner proceeds to be sent NLT the 12th, assuming tenant pays on time.
  • Rent proceeds to be sent by ACH (Automated Clearing House)-This is a direct deposit
  • Late fee is split 50/50 between owner and MPM
  • In the event repairs are needed, MPM will determine if owner or tenant is responsible for bill
  • Owner is responsible for all Wear and Tear items unless tenant is considered at fault
  • For major repairs, when MPM is acting as contractor, a 5% contractor fee is charged
  • If repair items are under $150.00, then MPM will take care of it and then advise owner.
  • Emergency items, will be taken care of ASAP and then owner will be notified

Monthly Statements & Yearly 1099’s

  • Monthly statement will be sent NLT the 15th of each month
  • Statement will include Year to Date expenses (YTD)
  • 1099’s will be sent as Gross, and then owner can use YTD expenses to determine Net

Fees

  • Management fee is 10% of the gross
  • Start up fee is $275.00 for finding, qualifying & move in/out inspection
  • For lease renewals, the fee is $175.00
  • If current tenant wants to purchase the property, then a 4% brokerage fee applies
  • Pet fee is $225.00 per animal, non refundable — 25% to MPM, balance to owner

Legal Remedies

  • In the event an eviction of a tenant is necessary, MPM will file all required legal papers
